LienDone alternatives for lien waivers

Published by Sublien LLC, which sells SubLien. LienDone’s price and scope are from its own site, checked October 25, 2026.

Quick answer

LienDone sends lien waivers for $99 a month and lists COI tracking and W-9 collection under “What we don’t do (yet)”. SubLien sends and tracks lien waivers too: subs sign from an emailed link with no account, reminders run until each waiver comes back, and it costs $199 a month for up to 25 active vendors with unlimited waivers. The same plan also checks each sub’s certificate of insurance and collects the W-9 and signed agreements, so one tool does what would otherwise take two.

Questions

Questions GCs ask when leaving LienDone

Is SubLien more expensive than LienDone?

For lien waivers alone, yes: LienDone lists one plan at $99/month. SubLien starts at $199/month for up to 25 active vendors, and that price also covers what LienDone lists under "What we don't do (yet)": COI tracking and W-9 collection, plus signed agreements and other vendor documents.

Can I keep the waiver forms I use now?

Yes. Upload your own lien-waiver PDFs and place the fields once, or use the SubLien library, which presents the template recorded for each of the 51 jurisdictions. Which form fits your transaction is your decision.

Does SubLien connect to QuickBooks?

Yes. A QuickBooks Online connection drafts waivers from the project bills you already enter, for the vendors you track. LienDone describes its QuickBooks option as a CSV import, not a live sync. SubLien also connects to Procore, or runs on email alone.

Do my subs need an account to sign?

No. Subs sign from a secure emailed link with email verification and no account or fee. The Georgia, Mississippi and Wyoming library forms and notarized forms are signed on paper and uploaded from the same link.

What happens to the waivers already signed in LienDone?

Download the signed PDFs and keep them with your project files; your history does not need to move. Send the next draw's waivers from SubLien.
