Wyoming lien waiver requirements
Wyoming uses one paid-to-date statutory lien-waiver body, not four separate conditional and unconditional progress and final forms. Wyo. Stat. § 29-10-101(b) prescribes a form titled “LIEN WAIVER.” It states that payment has been received to date, releases lien rights for furnished labor and materials, preserves claimant-stated retainage and later furnishing, permits the claimant to state an unpaid amount, and ends with a notarial acknowledgment.

State-specific workflow notes
Wyoming uses one paid-to-date statutory lien-waiver body, not four separate conditional and unconditional progress and final forms. Wyo. Stat. § 29-10-101(b) prescribes a form titled “LIEN WAIVER.” It states that payment has been received to date, releases lien rights for furnished labor and materials, preserves claimant-stated retainage and later furnishing, permits the claimant to state an unpaid amount, and ends with a notarial acknowledgment.
SubLien offers Wyoming Paid Progress and Wyoming Paid Final using that same statutory body. The labels do not create different enacted forms. The claimant’s truthful completion of the reservation blanks determines what remains open. Conditional choices are unavailable because the form itself is written around payment already received.
The renderer uses the claimant’s customer for the TO field when supplied, leaves the statutory DATE blank for the signer, adds no Property row, and leaves retainage and unpaid-amount entries to the claimant. SubLien’s returned-document review checks those visible entries without forcing transcription or treating a blank product field as zero. It does not ask for payment proof, a payment rail, or check metadata.
The form contains two consecutive sentences that conflict about dishonored or revoked payment. SubLien preserves both and does not decide which controls. The required acknowledgment is completed through a qualifying notarial process and uploaded; SubLien does not act as the notary. Preliminary notices, public-work bond claims, substitute security, and satisfaction of an already-recorded lien remain separate workflows.
How SubLien handles it now
SubLien offers Wyoming Paid Progress and Wyoming Paid Final through the same §29-10-101(b) statutory body and notarized-upload lane. The renderer uses the claimant's customer for TO when supplied, leaves DATE and the retainage/unpaid-amount entries for claimant completion, and adds no Property row. The GC reviews the returned source inside SubLien, with no duplicate transcription or proof workflow.
Rules that change the workflow
- One body, two paid labels. UP and UF are explicit customer choices, but both render the same § 29-10-101(b) body. Paid Final is the closeout choice.
- Payment is already received. The statutory body says payment received to date. SubLien does not offer Conditional Progress or Conditional Final.
- Claimant completes reservations. The claimant—not the GC or SubLien—states retainage, later furnishing, and any unpaid amount. Returned-source review checks those entries; no transcription or zero-default is required.
- Keep the enacted conflict. Consecutive statutory sentences give conflicting effects to dishonored or revoked payment. The renderer preserves both and SubLien does not resolve them.
- Notarized upload. The prescribed form includes an acknowledgment. SubLien collects the completed notarized source; its own e-signature is not the notarial act.
- Ordinary private scope only. Preliminary notice, public bond claims, substitute security, and satisfaction of an already-recorded lien are separate and unavailable here.

Source-by-source reference points
Wyo. Stat. § 29-10-101(b) is the controlling form source. It prescribes one lien-waiver body centered on payment received to date, claimant-stated retainage and later furnishing, an unpaid-sum reservation, and a notarial acknowledgment. Subsection (a) is a preliminary notice, not an alternate conditional waiver. Sections 29-2-106 through 29-2-112 govern separate construction-lien notice and deadline issues and do not create another payment-stage form. Sections 29-1-313, 29-1-314, and 29-10-106 address satisfaction or substitute security for an existing lien; they are not ordinary progress or final payment waivers. Title 16 public-work bond remedies remain separate. Wyoming's notarial statutes and Secretary of State rules govern the acknowledgment process, which SubLien leaves to a qualifying notary and reviews through the returned source.
Wyoming’s mechanics’ and construction lien provisions are at Wyo. Stat. Ann. Title 29, Chapter 2 (Contractors or Materialmen).

Wyoming lien waiver questions
Does Wyoming require different progress and final forms?
No. SubLien uses two stage labels but renders the same statutory body. The completed reservation blanks and payment facts define the stated scope.
Must it be notarized?
The prescribed form includes an acknowledgment certificate. SubLien collects the completed notarized source and does not claim its ordinary e-signature performs that act.
What if payment is dishonored?
The enacted form contains conflicting consecutive sentences. SubLien reproduces both and leaves their application to the customer and qualified counsel.
Does SubLien transcribe the reservation amounts?
No. The reviewer checks the returned source itself. The product does not invent a zero, require duplicate entry, or demand payment proof.
Does Wyoming need another project classification?
No. Paid Progress and Paid Final use the same enacted body, and the claimant-completed reservation blanks carry the transaction-specific scope.
How is a completed Wyoming waiver reviewed in SubLien?
The GC checks the uploaded form against the Paid Progress or Paid Final request, confirms the claimant completed the retainage and unpaid-amount fields, and reviews the acknowledgment, seal or stamp, and commission information before approval or a correction request.
Is the Wyoming form on this page one I can use?
No. The Wyoming document shown is a specimen with sample values, drawn from SubLien's reference as of 2026-08-31. It is not published by the state and is not a form to print, complete, or sign. The samples offered on request use SubLien's current paid-progress and paid-final Wyoming workflow wording and must be reviewed with your attorney. They are not represented as statutory text. Inside SubLien the current internally source-reviewed system template is filled from your project record; SubLien does not determine that a form is legally correct.
