Levelset alternatives for GCs collecting lien waivers

Two facts frame this comparison. Levelset has been part of Procore since 2021 — their founder's own words: “Levelset is now officially part of Procore.” And as of August 12, 2026, the only prices published on levelset.com are two à-la-carte actions ($59 per recipient for notices and demands); everything subscription-shaped, including lien filing, routes to sales. If you're a GC who used Levelset standalone and doesn't want to be pulled into Procore, an ERP, or a payments rail, here is what each alternative's own site says.

First, which side are you on? If you're a subcontractor protecting your own right to get paid — preliminary notices, deadline tracking, filing a mechanics lien — you need a lien-rights tool like Levelset, and SubLien is not one. If you're a general contractor collecting signed waivers, COIs and W-9s from subs before releasing payment, keep reading — that is exactly what SubLien does.

How to choose, honestly

If you want waivers tied to money movement: Built exchanges waivers against payments and is free while you process at least one payment a month on their rail (otherwise $1,000 that month, per their product page); GCPay automates the whole pay-app cycle if you run an ERP like Sage, CMiC or Viewpoint. Both do something SubLien deliberately doesn't: SubLien never moves money.

If you want compliance inside a finance suite: Beam publishes its prices and bundles waiver and insurance tracking into its invoicing product — note those modules live on the $500/mo Scale tier (demo required), with user caps per tier.

If you want the document job, standalone: SubLien collects the signed waiver, the COI and the W-9 on one record per sub, over plain email — no Procore, no ERP, no payments rail, subs never create an account. Every price is published ($199, $399 or $799 a month; every feature on every plan), statutory forms are handled state by state with citations at /lien-waiver-requirements, and your counsel approves any template before the first send.
